In order to provide our customers with the most house for their money, we build value-oriented houses that generally range in base sale price from $190,000 to $400,000 and range in size from 900 to 4000 square feet.

We're a leader in the industry when it comes to providing a safe work environment. We take safety very seriously- it's our top priority to make sure that every worker goes home safe and healthy at the end of every day. That's why we're the first builder in the nation to receive OSHA's Voluntary Protection Program Star status.

We build our houses on a centralized schedule, called a stringline schedule, over a 54-working day period. This allows us to ensure that our houses are completed on time and helps to eliminate production inefficiencies. The stringline tells you where you need to be and when, every single time, and you'll only get a call from a superintendent if something changes.

Quadrant builds at an even-flow rate, which allows our vendors to manage their resources effectively, giving them consistent volumes to manage and grow their business. You won't have to deal with seasonal changes, production spikes, or lack of work.

We pay our vendors weekly with our invoice-free auto-pay system. We send you a notification of an order, which you verify is consistent with our contract, and perform the work according to the stringline schedule. When the work is 100% complete, the superintendent will sign off on that work (weekly), and you are paid. The checks include a breakdown of what you are being paid for so you can manage your financials.

Consistency and predictability in our work leads to simple, efficient houses and processes. There are no unusual variations in house types or specification levels, no fancy architectural detailing or cathedral ceilings. Because we build consistently practical, efficient, affordable, and high-quality houses, that should mean quick learning curves for your crews, high productivity levels, readily available materials, minimal unsafe conditions, and fewer call-backs.

Vendor Requirements

Quadrant Homes has high standards and expectations for its vendor partners. In order to qualify to be a vendor partner for Quadrant Homes, you will need to meet the following requirements:

Safety Requirements

  • You must provide a complete, written health and safety plan and operate consistently with it.
  • You must provide MSDS forms for all hazardous products that are used on-site.
  • You are expected to maintain an industry-leading recordable incident rate (RIR) for your trade.

Contract Requirements

  • Provide a current and valid Contractor's or Business License.
  • Have a regularly monitored email account/address.
  • Provide proof of insurance at the following limits:
    Coverage Limits
    Commercial or Comprehensive General Liability (CGL) including Additional Insured endorsement $2MM per occurrence
    $2MM general aggregate
    $2MM products and completed operations aggregate

    Above limits can be provided by the combination of an Excess or Umbrella liability policy plus the CGL policy. An excess or umbrella policy provides additional limits on top of the primary CGL policy. (Example: CGL $1 mln and Excess/Umbrella $1 mln = $2 mln total liability coverage.)

    Employer's Liability (Stop Gap)

    This coverage can be found on the certificate of insurance in either of two places—either is acceptable:
    a. with the Work Comp policy or
    b. with the General Liability policy.
    $100,000 each accident
    $100,000 disease policy limit
    $100,000 disease each employee
    Comprehensive Auto Liability $1MM per accident Combined single limit

Customer Service/Warranty Requirements

  • The ability and commitment to respond and investigate customer service complaints within 48 hours of receipt.
  • The ability and commitment to correct customer service complaints within five working days.
  • The capacity to have specific employees who respond to customer service/warranty complaints who are trained to Quadrant Homes' protocol standards for interacting with customers.
  • You must provide 24-hour emergency coverage if required for your trade.
